Open a page on your site, go to Settings>Basic Settings>Permissions.

There's a possibility to secure the page and restrict acces to Unauthenticated Users.

But the problem is: this page will not be visible in site's menu, if you are not logged in. What I would like to do, is to keep the interest for that page for the guests, but when someone will click on it, some message will appear and say that the page and it's content is only available for registered users.

Is there any possibility to do this simply?

simply apply same permissions instead of the page to the content on it. add a text module visible for unauthenticated users only and enter the text you'd like to provide for them. Done.

Very smart, thak you for a good advise!

Unfortunately, some modules do not provide security settings, and if my content is inside that kind of module... Ok, that's no more the DNN core problem. I have to deal with module.
