Finally, a hint! The physical path to the skins seems to be corrupted There is a SUB: Private Sub ProcessSkins(ByVal strFolderPath As String, ByVal type As String) In the control that process the skins: DesktopModules\Admin\Skins\EditSkins.ascx.vb My application is under c:\sites\client\dnn56 where SITES is the website, CLIENT is a regular folder and DNN56 is the application But the parameter strFolderPath is receiving a duplicated unit and folder: c:\sites\client\dnn56c:\sites\client\dnn56\portals\_default\skins\minimalextropy I applied a simple replace to remove the first section to have a value like this: c:\sites\client\dnn56\portals\_default\skins\minimalextropy And the skins are displayed! So... Now I have to figure out what is causing that error, any ideas?

this is very strange, please check settings for the portal root in Portals table of your database.
