I'm pretty new at DNN. I guess I know how to set up user roles... So, I can adjust which role is able to see(or edit) a module or not, but what I need is the following:

There's a module ('Html'or 'Documents') which contains download links and I'd like to achieve that unauthorized users can't see the content, but some text like "You have to be logged in to see downloads". So, let the user know that there's something for them if they register and log in.

Is that possible to do?

Add an HTML module to that page and set its view permissions to Unauthenticated Users only.  You should do this AFTER you have the content the way you want it.  I know that in previous versions, if you would have to use Design View to change the settings again (so that you, as an Admin can actually see it).
