I been running two parent portals in the Community Edition version 6.01.01. I need to add a third site, but when I go to Site Management and Add New Site, this is what I get:

Error: is currently unavailable. DotNetNuke.Services.Exceptions.ModuleLoadException: Object reference not set to an instance of an object. ---> System.NullReferenceException: Object reference not set to an instance of an object. at DotNetNuke.Entities.Portals.PortalSettings.GetPortalSettings(Int32 tabID, PortalInfo portal) in f:\Builds\060101\WorkingDirectory\Library\Entities\Portals\PortalSettings.cs:line 1047 at DotNetNuke.Entities.Portals.PortalSettings..ctor(PortalInfo portal) in f:\Builds\060101\WorkingDirectory\Library\Entities\Portals\PortalSettings.cs:line 149 at DotNetNuke.Modules.Admin.Portals.SiteSettings.BindUsability(PortalInfo portal) at DotNetNuke.Modules.Admin.Portals.SiteSettings.BindPortal(Int32 portalId, String activeLanguage) at DotNetNuke.Modules.Admin.Portals.SiteSettings.OnLoad(EventArgs e) --- End of inner exception stack trace ---
My hosting service tried it themselves and couldn't figure it either. Any ideas?

Make sure that your application user have Change, read, execute and write permissions (or full permissions) on your DNN root Folder and the permissions are inherited to all subfolders and files!

I'm logged in as the SuperUser, so I'm assuming by default I have full priviliges to every folder. Is that a faulty assumption?

An Admin or Superadmin user have permissions on the Portal to add new pages.  But this can ony work if the install of DNN are done with the correct permissions on the physical files on the Webserver.  Also the Database have to be configured correctly.

Sp please check the physical file permissions on your webserver!

This from iHostasp.net:

"It is obviously something that is tied in with New Portal Creation as the error does not occur any where else on the site. We would recommend you update your forum post and let them know that you have had the permissions and configuration on the server's files and folders checked and that they are set correctly."

I continue to get the following error message:

Error parsing Portal TemplateObject reference not set to an instance of an object. at DotNetNuke.Entities.Portals.PortalController.ParsePortalDesktopModules(XPathNavigator nav, Int32 portalID) in f:\Builds\060101\WorkingDirectory\Library\Entities\Portals\PortalController.cs:line 507 at DotNetNuke.Entities.Portals.PortalController.ParseTemplate(Int32 PortalId, String TemplatePath, String TemplateFile, Int32 AdministratorId, PortalTemplateModuleAction mergeTabs, Boolean IsNewPortal) in f:\Builds\060101\WorkingDirectory\Library\Entities\Portals\PortalController.cs:line 1688 at DotNetNuke.Entities.Portals.PortalController.CreatePortal(String portalName, UserInfo adminUser, String description, String keyWords, String templatePath, String templateFile, String homeDirectory, String portalAlias, String serverPath, String childPath, Boolean isChildPortal) in f:\Builds\060101\WorkingDirectory\Library\Entities\Portals\PortalController.cs:line 1260

Please help me, Obi Wan.  If I can't get this resolved immediately, my organization is at an ideal place to just start over on a different platform and I am likely to get a lot of pressure to do so.
