Steve,

if you are using integrated security, you need to grant permissions to 'XXX/ASPNET' to login and become DatabaseOwner of the designated database, you need to create first. The installation process will subsequently build all the tables and other objects to run.

I Really appreciate yourt patience on this Sebastian. I have set up users in SQL before many times but how do I set up XXX/ASPNET as a database owner for my new SQL database. This is clearly the part that I am missing and would explain the message I am getting.

you need to add XXX/ASPNET (or XXX/Network Service) as SQL Server account (windows authentification) and assign permissions for your database including "owner" role.

Thank you Sebastian, setting xxx/ASPNET server login account with 'owner' role did the trick. Had a few more hiccups during the installation but following the easy set up guide http://www.bestwebsites.co.nz/dotnetnuke/easy-dotnetnuke-installation-guide/ really helped.
