Is there a way to allow role selection on registration page?  ex: registered users, builders, realtors, private home owner..?

This would allow for the appropriate users to have permissions granted for a module's funtionality automated.

ex: upon registration, a builder or realtor has permission to add listings in a real estate module whereas a registered user does not.

another step would be a different portal registration type for a builder(private) vs a realtor(Verified) vs a registered user(Public).

The problem with this is that there is no proper security.. anyone could choose any roles they like. However, if that doesn't matter, then you can let people choose the roles they want to belong to after registration. They can do this on the Manage Services page. Or you can use a third party module to create a custom registration form. The `popular one for this is Datasprings' Dynamic Registration.

The only way to really enforce the roles is to make it so that your registrations have to be approved. Then you can check that people have chosen the right options before granting the registration.

Obviously I wouldn't allow someone to choose admin role in the registration ;-)

Also wanted to differentiate registration options with roles selected.  If user opts to register as role 'x', portal registration for that role would be Private...option role 'y', portal registration would be verified, option role 'z', portal registration would be public etc...

I don't think you'll be able to switch between verified and private etc during the process, but maybe someone else can fill us in on that. You'd probably have to split the process over sub-portals and have each set up differently. But check with Datasprings on that.. and there is at least one other similar registration module.. I think it was from Ucanuse. Both companies are on Snowcovered and presumably the DNN Marketplace here as well.
