I've been going back and forth searching for modules and I am coming to the conclusion that for my needs Joomla has better modules.

I am particularly looking at reservation type modules and Joomla has some geat ones - www.webformatique.com

Where are they in DNN?

I don't want to use Joomla, I understand DNN... the whole structure of Joomla makes no sense to me!

I know catalook has an online reservations system. Maybe try them out. I agree there are a couple of areas that could use improvement in DNN. Reservations, a decent guestbook and better options for a real estate module come to mind, but overall, DNN is probably the better, more scalable product.

I don't completely know if this will meet your exact requirements, but Datasprings suite of modules might do the trick. Specifically the dynamic forms and dynamic registration modules.  I have been privilaged to work with Chad at DataSprings on a number of occasions and I am always blown away by the support and quality of their product.  In my experience, you can solve a wide range of business problems with those modules.
