DNN ver 5.6.7

If I edit the content of ANY HTML module on my page I get the message "red circle with an X" on my site with the message  
"A critical error has occurred.
Object reference not set to an instance of an object."

Refreshing the page doesn't remove the error, but if I open the same page in a different browser tab, I don't see the error. Caching Duration is set to 0, and Workflow is set to Direct Publish. I'm not using any custom modules, so I don't have any UpdatePanels.

I see two errors in the event log:

Did you ever figure this out?

i'm getting the same error when editing.

 Turns out my IIS user did not have enough rights to the folders.
